01 Question 1

Is the court letter complete together with its record of service?

You need the letter, attachments, file reference, enforcement court and envelope or digital service record. The service date may be time-critical.

Overview of all outcomes.

01

No gap was marked in the six document groups checked.

Keep the court letter and service record, financing records, land register extract, property records, condition evidence and written arrangements together. Each service requires individual review against the original records because a reaction may be time-critical. Further background is available in the article on a private sale before judicial auction.

04

A current land register extract is missing.

Add a current land register extract. An older extract may not show later entries or rank changes. Independently, check every court letter and record of service against the originals because the service date may be time-critical. Rank requires the extract and underlying instruments to be read together. See the article on a private sale before judicial auction.

05

Zoning, cadastral or building records are missing.

Add the available zoning, cadastral and building records for the property. Independently, check every court letter and record of service against the originals because the service date may be time-critical. Resolve discrepancies between the records specifically. See the article on a private sale before judicial auction.

06

Dated photos or condition evidence is missing.

Add current dated photos or other existing condition records. They document only the actual condition and replace no technical or legal assessment. Independently, check every court letter and record of service against the originals because the service date may be time-critical. See the article on a private sale before judicial auction.
