Court valuation report
Court expert report that records the findings on the property and determines its value under the rules governing judicial valuation.
Definition and context: Under section 141 of the Enforcement Act, valuation generally follows the Real Estate Valuation Act and uses the inspection date as the valuation date. The report and its electronic summary are usually in the court file.
Role question: Owners check whether the property and records were captured correctly; buyers compare the findings, site plan, floor plan and image with their own assumptions. The auction file check keeps that review separate, and the buyer checklist structures preparation.
Distinction: The report is not an auction edict, a land register extract or a promise of the future highest bid. Personal financial assumptions belong separately in the bid budget planner.
