Before taking the next step, the court file should be complete. It should include the award order, the auction record, proof that the purchase price was paid, decisions on further conditions and documents showing finality or another relevant procedural stage. A bank statement without a clear connection to the court file may not be enough.
The successful bidder should also record the actual condition. Photographs, a key list, meter readings, known residents, belongings left behind and previous correspondence belong in a dated handover file. The auction file check helps identify missing documents and open possession questions.
Handover concerns the property and accessories included in the auction. It does not automatically include items owned by third parties. For belongings left behind, it is also necessary to distinguish objects covered by the enforcement from objects belonging to the debtor or another person.
